Single-stage, two-stage or modulating furnace: which firing type fits your house?

An explanation of furnace firing types — single-stage, two-stage and modulating — in terms of how the burner behaves, how each feels in the house, what each costs, and how to choose with the heat-loss calculation rather than the brochure.

Short answer

Single-stage fires at one rate and is the least expensive, honest choice for small, steady heat losses. Two-stage adds a low fire that carries most mild-weather hours, which is the best value for most detached Lower Mainland homes. Modulating varies the gas rate continuously and is the most comfortable and most expensive option, worth its price only when paired with its communicating control and careful sizing. AFUE does not decide this choice — every type sold new in Canada is 95%+.

What firing type actually means

Firing type describes how many gas rates the burner has. A single-stage furnace has one: full fire on every call. A two-stage furnace has two: low fire (typically around 65% of full input) and high fire, with the control choosing between them. A modulating furnace varies the gas rate continuously within a published range, often down to about 40% of maximum.

Firing type is separate from the blower. A furnace can have a variable-speed blower and a single-stage burner, or a modulating burner with a fixed-speed blower. Sales copy blurs the two deliberately; manufacturer product data keeps them apart, and so does this site.

Firing type is also separate from efficiency. All three types reach the 95%+ AFUE that is the legal minimum for new residential furnaces in Canada, so the choice between them is about comfort, cost and complexity, not about gas efficiency.

Single-stage: the honest entry point

Single-stage furnaces fire at full rate and stop when the thermostat is satisfied. On mild days that means short, full-power cycles: rooms warm a little above set point, cool a little below, and the furnace cycles more often. For a small, well-insulated house with a steady heat loss, the effect is modest, and the single-stage furnace's lower first cost and simpler parts list are real advantages.

The weakness of single-stage shows when the furnace is oversized: with no low fire to soften the output, an oversized single-stage furnace short-cycles badly. Correct sizing is not optional for this type, and manufacturer product data used across this site warns that excessive oversizing can shorten furnace and vent life.

Two-stage: the middle that fits most houses

Two-stage furnaces run low fire whenever it can carry the load, which on most heating days is most of the time, and step to high fire only when the house needs full output. The result is longer cycles at gentler output, steadier room temperatures and quieter operation. Some controls choose the stage adaptively from past cycle history; Carrier's Comfort Heat logic is the documented example on this site.

Two-stage also tolerates sizing error better than single-stage, because low fire covers mild weather even when the furnace is a step large. That is one reason two-stage is the default recommendation for detached houses whose heat loss varies across the season.

Modulating: precision with strings attached

A modulating furnace can hold any gas rate in its range, which means on a mild day it can sit at the exact output the house is losing — long, quiet, steady operation instead of cycling. Carrier's modulating Infinity 98 documents the pattern: maximum, intermediate and minimum inputs for every size, with minimums near 40% of full input.

The strings: modulating behaviour requires the furnace's communicating control system, correct sizing (an oversized modulating furnace cycles at minimum fire like any other), and careful commissioning. Without those, the premium buys little; with them, it buys the steadiest temperatures gas can deliver.

Modulating furnaces are the most expensive tier and their efficiency is 97% to 98.5% by size, a small real-world gas difference from a 96% two-stage unit. The purchase is comfort, not payback.

Choosing with the heat-loss calculation

The firing type decision follows the house's heat-loss pattern. A small, tight house with a steady load: single-stage is defensible and cheapest. A normal detached house whose load varies across the season: two-stage is the best value. A house where the owner wants the steadiest temperatures, will pair the furnace with the right control, and accepts the premium: modulating.

One caution applies at every tier: the furnace must be sized from the design heat loss, and no firing type fixes an oversized furnace. Carrier's product data, for example, states that none of its sizes may be used where the heating load is 20,000 BTU/h or lower and that excessive oversizing can cause premature failure and vent freezing.
