A furnace installation is a system job. Every gas furnace sold new in Canada must be at least 95% AFUE, which means it condenses, which means it needs a drain, sealed plastic venting to a permitted termination and enough airflow through the ducts to keep temperature rise in the certified range. BC Wide plans all of that before a furnace is ordered.
Sizing comes from a heat-loss calculation of your house, not from square footage and not from the size of the furnace being removed. Carrier, for one, states in its own product data that excessive oversizing can cause the furnace or vent to fail prematurely and may affect warranty coverage. The assessment visit also covers duct static pressure, filter arrangement, thermostat compatibility and whether a heat pump makes sense alongside the furnace.

Permits: Yes for the gas work — a gas permit from Technical Safety BC or, in the six municipalities with their own systems, from the municipality. BC Wide pulls it.
When not to DIY
- Never open the burner compartment or work on gas, combustion or venting components yourself
- Gas piping work requires a Technical Safety BC licensed gas contractor and the applicable permit

How much does a new gas furnace cost installed?
BC Wide publishes general guidance of $4,500 to $8,500 installed for a typical residential high-efficiency furnace in Metro Vancouver, depending on size, brand and venting. Tax and inclusions are not specified in that guidance. The instant estimator shows the range and the factors that move it.
Do I need a permit to replace a furnace in BC?
Yes. Gas work requires a gas permit from Technical Safety BC or, in Burnaby, Vancouver, Richmond, North Vancouver, Maple Ridge and Kelowna, from the municipality. Burnaby also requires a heating system permit. BC Wide obtains permits under its contractor licence.
How long does an installation take?
A like-for-like replacement with existing plastic venting is usually a single day. New venting, gas-line changes, duct modifications or a heat pump add time; the proposal states the expected duration.
