Gas furnace service for property managers
Rental and strata properties add layers to furnace work: access coordination, per-unit documentation, tenant communication and permit rules. BC Wide runs its property work on records, not memory.
Property managers carry furnace problems across portfolios: a no-heat call in one unit, a condensate leak in another, an aging furnace whose replacement needs an owner decision. The difference between a contractor and a partner is whether each unit has a file — equipment identified by rating plate, service history, condition findings and repair priorities in writing.
BC Wide's property service starts with a portfolio setup: each unit's furnace identified by brand, family and model number, access contacts recorded, and a service schedule per unit and season. After that, visits run on the same permit and safety rules as any gas work, coordinated with tenants under the manager's instruction.
What the service includes
- Per-unit equipment records and service history
- Scheduled maintenance coordinated with tenants
- Written condition reports with repair priorities
- Emergency no-heat coordination with honest windows
- Permit and inspection handling for work performed
What managers should check in a proposal
- That each unit's work is quoted separately or clearly line-itemed
- That the gas permit (TSBC or the municipality) is included
- That access rules and tenancy notice requirements are respected
- That findings are reported in writing per unit, not verbally
Strata common-property equipment follows the strata's approval path; the strata council or management approves the scope before work starts, and the contractor documents it afterwards. Tenants are never asked to approve gas work — only to provide access under the manager's instruction.
The service catalogue on this site is the same one used for owner-occupied homes: repairs, maintenance, replacements and inspections are described on their own pages, with the included and excluded work stated up front. Property managers can also use the inspection service for condition reports between tenancies.
Start with one property file
Ask for the portfolio setup visit — it is the same assessment visit BC Wide does for any property, and it produces the per-unit record that every later decision uses. Related: the property-manager service page and the pre-winter tune-up guide.
